01 · The starting point

The accountability is yours, the information is not

A committee member serves with a duty of care, and handing management to an external company does not remove it. Missed statutory inspections carry fines running into tens of thousands, and an insurer can reduce a payout. Yet the committee usually has no way to verify that the cleaning company came, that the technician carried out the check, or who was moving around the cellar at night. Nestrio closes that gap. It does not add another administrative task — it records what happens in the building anyway.

02 · Access

A key can be copied. A permission can be revoked.

A physical key or fob can be lost, destroyed, copied or passed on. When one goes missing, the building pays for new cylinders and hands new keys to the whole entrance — and nobody really knows how many copies are in circulation. Nestrio replaces key logistics with a digital permission tied to a person, a time and a purpose. A resident has permanent access, a tradesperson has one afternoon, the cleaning company has its scheduled slots. When a permission has served its purpose it is revoked in seconds, with no work on the door. Every use is written to the log.

03 · Supplier oversight

Cleaning you can actually check

The building pays for cleaning every month. Quality tends to be good for the first quarter and then slips, and sometimes nobody comes at all. The committee finds out through a neighbour's complaint, the company says otherwise, and nobody has anything to settle it with. Nestrio handles cleaning where the cleaner already is. The same link that unlocks the door opens the checklist for that day: entrance, staircase, lift, cellar corridor, bin store. Each task has a reference photo showing what the result should look like, so the standard survives a change of staff. At the end the cleaner uploads photos, reports any faults or missing supplies, and confirms.

The committee gets an email with the start time, the finish time, the photos and a list of reported faults. If nobody shows up within the agreed window, an alert goes out. The cleaner does not have to install anything or learn anything new.

Did the technician turn up, or only the invoice?

Electrical installations every five years, gas and fire extinguishers annually, the lift on cycles ranging from a fortnight to six years, chimneys, lightning protection. Dates are tracked in a spreadsheet or from memory, reports sit in inboxes, and when there is an insurance claim nobody can find them. You issue access for a service technician for a specific date. If they arrive, the system records it with a timestamp. If they do not, you know that day rather than at the annual settlement. The entry record also serves as the basis for approving the invoice.

05 · Common areas

Theft happens where anyone can walk straight through

Broken-into cellar storage and missing bicycles are overwhelmingly a problem in older buildings, where anyone who gets through the entrance can reach the common areas. A padlock does not slow a thief down. The cellar, bike room, pram store or bin store can each be a separate zone with its own list of authorised people. After a theft there is a record of who entered that day. That is the difference between “somebody got in” and something the police and the insurer can actually work with.

06 · Prevention

You want to deal with a burst pipe at night, when it starts. Not in the morning, when it is found.

Water damage is the most common insurance claim and accounts for over thirty per cent of all losses. In a plant room, boiler room, laundry or garage it is usually noticed only by its consequences. Nestrio adds leak, noise and temperature sensors to the building. A detector in the plant room sends an alert the moment water appears. A temperature sensor watches spaces that must not freeze. A noise sensor documents disturbance at night without recording audio. One incident caught in time usually costs more than several years of running the system.

You cannot ban short-term rentals. You can keep them under control.

In the Czech Republic the Supreme Court held in judgment 26 Cdo 854/2022 that an owners' association cannot use its statutes to ban short-term rentals outright, nor make them conditional on the consent of other owners. A route to a forced sale of a unit does exist, but only where there is serious disruption to the building, after a written warning, and where the committee has evidence to show for it. Without evidence it is a dead end. From 1 October 2026 registration of accommodation providers in the eTurista system also becomes mandatory, and from January 2027 the data is shared with the tax authority, the Foreign Police and municipalities.

Nestrio does not help hide a short-term rental. It helps bring it under the rules. A guest has access only for the duration of the paid stay, and the permission is revoked when they leave. Every entry to the building can be traced. A unit can be fitted with noise, smoke and temperature sensors, so a disturbance at night carries a timestamp and can be attached to a formal notice to the owner. A situation that felt hopeless becomes one you can act on.

08 · How it fits

Nestrio does not replace your building management software

Keep accounting, cost allocation, the owner register, documents and voting exactly where they are. We do not go near them. Nestrio handles the physical layer of the building: the doors, who went through them, what they did on the other side and what is happening in the building. Management portals do not do that, and smart locks cannot carry it through to operations and reporting. The two work side by side.

09 · Rollout

One entrance, one meeting, no upfront investment

A rollout starts at the main entrance. We propose the specific approach based on how the building is equipped, because every entrance is different. Further zones — cellar, bike room, bins, plant rooms — are added gradually as the building decides.

Installation is free. You pay monthly: 390 CZK for the building and 20 CZK for each unit that wants to use keyless access. You pay only for the units that use it — if 24 of them do, that is 870 CZK a month.

The absence of a one-off cost matters a great deal when the general meeting votes. This is not an investment in the building's assets but an ordinary monthly service, in the same category as cleaning or an emergency call-out contract.

10 · Privacy

Records of entries, not surveillance of people

Nestrio records entries to common areas, not the movement of individuals around the building. Noise sensors work with sound levels and do not record audio. Only the committee or an authorised manager can see the records, and data is kept for a period the building sets. Processing complies with the GDPR.
