01 · The economics

Commission is not what eats the margin. The cost per unit is.

What you can charge is decided by the competition in your city. That leaves two levers: cut the cost per unit and raise the number of units one coordinator can run. Both are held back by the same thing — the routine work that a person has to do. Handing over keys, waiting for a guest, driving out over something trivial, a phone call at eleven at night, chasing whether the cleaner turned up.

Handovers and keys

A drive across the city, waiting for a delayed flight, a cylinder change after a lost set. Time nobody pays for.

Call-outs over small things

The guest could not get in, the power is off, the fob does not work. An hour on the road for a one-minute problem.

Coordination over chat

Cleaning, laundry, the technician and the owner across five threads. Information gets lost between people rather than living in a system.

Damage found too late

03 · Access

One system for apartments scattered across the city

A manager's portfolio is rarely one building. It is twenty addresses, each with a different lock, a different entry phone and a different owners' association committee. Nestrio unifies them: the guest gets one link valid exactly for the booking window, and it takes them from the building entrance to the apartment door. You keep every unit in one overview, whatever hardware sits behind the door.

Depending on the building layout, we can open the main entrance without modifications to common areas. It is a capability still rare on the market, and across a portfolio spread through rental buildings it decides how many units you can serve self-service at all.

04 · Team and suppliers

Cleaner, laundry, technician — each with their own window

People change in property management. The cleaner leaves after the season, the technician comes twice a year, you switch laundry services on price. With physical keys that means sets circulating around the city and no certainty about who can get into an apartment. Nestrio grants permission for a specific role, address and time. When a contract ends, the access ends with it in seconds, with no cylinders to change.

Cleaning you can verify

The task is created automatically after checkout, including the number of guests and any special requests. The system records when someone actually entered the apartment and when the work was finished.

Maintenance without an escort

The technician gets access for a specific date, which is blocked in the booking calendar at the same time. Nobody from the team has to drive out to unlock.

Switching supplier without friction

The new company takes over the same role and the old one loses it. No collecting keys and no explaining how to get into the building.

05 · Prevention

You hear about the party at 22:40, not in the morning from a neighbour

One party that goes unaddressed costs a manager more than months of running the unit: damage to the apartment, a complaint to the committee, and a review the owner sees before you do. Nestrio tracks noise, cigarette smoke and fire, and temperature in real time. When a limit is exceeded it alerts the manager and can contact the guest directly with a reminder of the rules and the penalties. The intervention comes while it can still change something.

06 · The owner relationship

An owner who can see the operation does not leave

Portfolios are rarely lost over the level of commission. They are lost over the feeling that nothing happens in return for it. An owner typically sees only the payout at the end of the month and an invoice for a repair they did not expect. Nestrio turns the operation into a record: guest arrivals, cleanings, incidents, service visits and the access history. When damage or a claim comes up, you have a timeline rather than a reconstruction from memory. A documented incident can also support a compensation claim with the platform.

Reporting goes to the owner automatically. Managing the apartment stops being a black box and becomes a service you can defend.

07 · Statutory duties

Guest registration for the whole portfolio, not one apartment at a time

The guest register, reporting foreign nationals, the tourist tax. With one unit it is an irritation; with forty it is a full-time job. Once a booking has been paid for, Nestrio registers the guest with the Foreign Police and adds them to the guest register by itself, for each unit separately and with no retyping. The records stay stored and searchable.

From 1 October 2026 registration of accommodation providers in the Czech eTurista system also becomes mandatory, and from January 2027 the data is shared with the tax authority, the Foreign Police and municipalities. Anyone keeping records in a spreadsheet today will have to rebuild them either way.

A connection to eTurista so that reporting runs in the same flow as the guest register — without entering anything by hand, unit by unit.

08 · How it fits

Nestrio does not replace your PMS or channel manager

Keep bookings, pricing and platform communication exactly where they are. Nestrio connects to the booking flow and takes over the physical layer no PMS can reach: the door, who went through it, what happened behind it and what is going on in the apartment right now. Smart locks, for their part, handle unlocking and stop there. Rolling Nestrio out therefore does not require your team to change the tools it knows.

09 · Rollout

Start with a few units, not the whole portfolio

It makes sense to start with the few units that cost you the most time today — typically those with late-night arrivals or a building that is hard to get into. You test the process in day-to-day operations and only then roll it out across the rest. We propose the specific approach based on how the apartments and buildings are equipped, because every address is different.

Hardware can be rented as part of the monthly fee, so expanding the portfolio does not mean a one-off investment in locks. Pricing depends on the number of units and the scope; larger portfolios are quoted individually.
