About the platform

A need to automate day-to-day operations turned into an ecosystem for running properties.

Nestrio is not a product designed on paper. It grew out of years of hands-on experience in short-term rentals — from bookings and check-in through sensors to owner reporting.

01Origins

It started with one apartment

The goal was never to build a product for the market. It was to remove routine work and cut mistakes in our own rental. With a single unit you can improvise. With several, improvising is where the risk comes from.

Running that apartment produced an internal operations system that handled bookings, cleaning staff and guest communication, guarded against double bookings and gave a view of the whole operation. What software could not guarantee was that a guest could actually get through the door at any hour.

02Check-in

The problem no amount of software could solve

Check-in could be expensive, but the costliest part was being unable to receive a guest at night, or at the moment they happened to be driving past the apartment. The booking was confirmed, nobody was available to meet them, and the guest stood outside the door.

That is where Nestrio Access came from — not as a gadget, but as the answer to the main bottleneck in the operation. Digital access valid exactly for the booking window, working with nobody on site.

03Access

The physical layer has to work every time

The requirement is not “open the door”. It is: open the door every time. For automated check-in to be worth anything, the system had to survive power and internet outages and flag a problem before the guest noticed it.

04Ecosystem

The door is only the beginning

A well-designed combination of hardware and software solves far more than check-in. There is physical damage from fire, temperature, outages and smoke. There is reputational damage from broken WiFi, odours or a difficult arrival. And there is damage to relationships from noise, parties, neighbours and the owners' association.

Nestrio now connects physical access with the daily management of a property. The point is not detection on its own — it is intervening in time, having the evidence, and preventing the next incident.

The market moved

A 500-metre walk to collect a key is now a problem

Convenience now feeds directly into ratings, conversion and whether a guest books at all. The door is the first physical moment of a stay — when it fails, a beautiful apartment does not save you.

  • Bookings from Airbnb, Booking.com and other platforms feed straight into the access rules.
  • The access window follows the booking, including early check-in and late checkout.
  • The PMS can generate the code and the platform delivers it to the guest, with no manual coordination.
  • Telemetry and logs are available for audits, reporting and resolving incidents.
What comes next

Short-term rentals are the first market. The same infrastructure has other uses.
